And I'm telling you right now, that mindset is costing you serious money. And what's crazy is,
the opportunity is sitting right in front of you. You're just not seeing it.

And listen, today we're talking about why new construction is actually one of the biggest missing opportunities in your market. I was talking to a client the other day and we got on the topic of new construction
And he said, yeah, but those homes are new and there's nothing to do there. And I stopped him right there because that belief is exactly why he's missing opportunities.
Here's the reality. Just because a home is new doesn't mean it's complete. It means it passed inspection. It means it was built to sell. it does not mean the homeowner has everything they want or everything they're gonna want. And here's the part most people aren't thinking about. A lot of these homes today are spec homes built by national or regional builders.
and you know this, they're not putting in top tier equipment. They're not installing upgraded options. They're doing the bare minimum needed to hit the appraised value and get the home sold.
Which means...
From day one, there's already opportunities sitting in that house. And I started thinking about this in my own life. There's a garage door opener where Amazon can now open the garage, drop the package inside and close it. Now, from a wife and I, travel, we travel a lot. And that would be a pretty incredible feature to us. But here's what's crazy. No one has ever marketed that to us. No one has ever educated us on any of that thing. No one ever said, Hey Justin.
You should think about this. This would make your life better. Same thing with the garage door opener and my truck. I really want them to be synced. I just don't want to do it. I'm sure I've done this before in the past, but truth is, I would just pay somebody to come fix the problem.
We think homeowners know what they want. And the truth is, they don't.
they only know what they've been exposed to. And that's where you come in. Because if you're not showing them what's possible, they're never gonna ask for it.
Now, let's talk about timing. Because this is where everything really opens up. When someone moves into a brand new home, that first six months, it's a little chaotic. You got boxes everywhere. You know, you gotta figure out what drawer does the spoons and which one's the junk drawer, right? They're kinda like just in survival mode.
And at that point, they're really not thinking about upgrades yet, but then something happens. I'm going to say around months 6 to 12. They start noticing things.
They start saying things like, Man, I wish the water tasted better, or it would be nice if the temperature stayed consistent. We'll probably upgrade that at some point. They start having these conversations. And then month 18 to 24,
it starts to happen. Now they're ready to spend. And if you're not showing up during that window of time, you're completely missing it. And the upgrades we're talking about here, they're not complicated. You're talking like upgraded thermostats, water filtration system, UV lights, tankless water heaters, smart garage door accessories. Like these are all pretty simple, but to a homeowner, they're a game changer.
And this is the shift I want you to make. You're not just there fixing things when they're broke. You're here to help people live better in their homes. Average companies wait for the phone to ring. Great companies, they create opportunity. If you're driving past new construction neighborhoods right now thinking there's nothing there, you're not looking at it correctly. Because I can promise you this,
They are people just like me sitting in those homes right now thinking about upgrades and no one has shown them what's possible yet. So here's the deal. New homes are not finished. They're just getting started.

And there's a window, roughly six to 24 months, when they're ready to act. And if you miss that window, you don't just miss a sale, you miss the relationship.
So here's what I want you to do. Go find two to three new neighborhoods in your market. start thinking about what you could offer those homeowners that would actually improve their lives. Then train your team, not just to fix problems, but to educate customers.
New construction is not a dead zone, it's a gold mine. You just have to see it differently.
